The insurance reinstatement value of insured property is often indexed year on year with little or no formal valuation ever being undertaken. Insurance reinstatement valuations are based on figures produced by the Building Cost Information Service part of the RICS. This assesses current build costs relative to each area of the UK and the type of property, year of build, condition, accommodation, and external facilities such as garage and outbuildings. These valuations are being reviewed and updated on a monthly basis by the BCIS. An under-valuation of the reinstatement value will be reflected in the percentage payout.
